YEIDA to Launch 3,800 Affordable 40 Sq M LIG Residential Plots Near Noida International Airport
YEIDA Plot Scheme 2026 The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch a major affordable residential plot scheme offering around 3,800 plots for Lower Income Group (LIG) families. The proposed plots will measure 40 square metres and are planned across Sectors 17, 18 and 20 in the Yamuna Expressway region near Noida International Airport.
The upcoming scheme is expected to create affordable housing opportunities for lower-income and working-class families as residential demand rises around the airport-led development corridor. With new industrial, logistics and commercial projects emerging in the region, the requirement for reasonably priced housing is also increasing.

Around 3,800 Affordable Residential Plots Planned
Under the proposed YEIDA affordable housing scheme, approximately 3,800 residential plots will be developed. Sector 18 is expected to receive the largest allocation, with 2,880 plots earmarked for the sector.
The proposed distribution includes:
- Sector 17 – 455 residential plots
- Sector 18 – 2,880 residential plots
- Sector 20 – 463 residential plots
Each plot will have an area of 40 square metres. The compact plot size is aimed at making residential land more accessible to eligible lower-income families and workers looking to build a functional home in the Yamuna Expressway region.

Why Has YEIDA Increased the Plot Size to 40 Sq M?
YEIDA had earlier considered a minimum plot size of 30 square metres for affordable housing. However, an internal assessment reportedly found that the smaller size could create challenges in developing practical and structurally comfortable homes.
The minimum size was therefore revised to 40 square metres. The larger plot area is expected to provide better scope for efficient home layouts, construction planning and safer expansion while keeping affordability at the centre of the scheme.
The decision also reflects changing housing requirements in the rapidly developing airport region.
Rising Housing Demand Near Noida International Airport
The development of Noida International Airport and the expansion of industrial and logistics infrastructure along the Yamuna Expressway are changing the real estate landscape of the region.
A growing workforce is expected to require housing close to employment centres. Employees working in industrial parks, logistics facilities, commercial developments and airport-linked projects could benefit from affordable residential options in planned YEIDA sectors.
The strong demand for YEIDA residential land is already visible. A recent YEIDA housing scheme reportedly received more than one lakh applications for just 973 plots, highlighting significant buyer interest in authority-developed plots near the airport corridor.
The proposed 3,800-plot LIG scheme could help address part of this growing demand.

Sectors 17, 18 and 20 to Benefit
The selection of YEIDA Sectors 17, 18 and 20 is important because these sectors form part of the wider planned development along the Yamuna Expressway.
Sector 18 will be the main focus of the proposed scheme with 2,880 plots. Sectors 17 and 20 will also add hundreds of affordable residential plots.
As infrastructure and employment opportunities expand around Noida International Airport, planned residential sectors may play a major role in accommodating workers and families. Roads, social infrastructure and connectivity improvements are expected to support the long-term development of the wider Yamuna region.
Affordable Housing for Working-Class Families
One of the key objectives of the upcoming scheme is to provide affordable housing opportunities to lower-income families. The initiative is particularly relevant for people working in the industrial and logistics hubs developing around the airport.
Buying a large residential plot in NCR can be financially difficult for many households. Smaller 40 sq m plots may offer a more accessible route to land ownership, subject to the final price, eligibility rules and payment terms announced by YEIDA.
The scheme could also support the creation of organised residential communities instead of unplanned housing near major employment zones.

Plot Price and Application Details Awaited
YEIDA has not yet officially announced the final reserve price, application fee or detailed application process for the proposed 3,800-plot scheme.
Applicants should wait for the official scheme brochure and notification before making any financial decision. The official launch documents are expected to provide details regarding plot rates, eligibility criteria, reservation rules, registration amount, payment schedule and allotment process.
Interested buyers should verify all information through official YEIDA announcements and avoid relying solely on unofficial property advertisements or brokers.
YEIDA Plot Scheme 2026 Could Attract Strong Demand
Considering the response to previous YEIDA residential plot schemes, the upcoming 40 sq m LIG plot scheme may attract significant interest.
The combination of affordable plot sizes, planned sectors and proximity to the Noida International Airport growth corridor could make the scheme attractive to eligible homebuyers. However, applicants must carefully review the final terms and conditions once the official notification is released.
YEIDA Plot Scheme 2026
YEIDA’s proposed plan to launch around 3,800 affordable 40 sq m residential plots in Sectors 17, 18 and 20 is a significant step towards addressing housing demand in the Yamuna Expressway region.
With Noida International Airport and new industrial and logistics hubs driving development, affordable housing for the region’s growing workforce is becoming increasingly important. The proposed LIG plot scheme may give thousands of families an opportunity to own residential land in a planned authority sector.
Buyers and applicants should now watch for the official YEIDA scheme notification for confirmed prices, eligibility conditions, application dates and allotment details.
